Default Advice on purchasing property in Turkey

Hi All,

New member here, came across this site by accident. Myself & my partner have been researching buying a turkish property with a view to rental income in the near furture and maybe selling on or retiring (which she wants to do). We desparately need some advice as looking through the web we have found there are thousands of choices of properties, and we are totally confused.

We can't even make up our minds what area, not to mind what property. If we had some advice on which areas are the best it would be a big help. We have been looking a Kusadasi a lot including a town/village called Sogcuak (about 10km from Kusadasi). We also looked at Altinkum and Gumbet/Bodrum. We know very little about these areas, which would have the best beaches and the best value for money? We are looking for something with quiet surroundings but still close to all amenities i.e. Bars, Shops etc.,. Important close to beach! Are we missing some nice up and coming areas?

Another important factor for us would be the "crime rate", considering we will be away from the property for 11 months of the year (property to be rented). Do properties get burgled or ransanked while owners are not around? If so which areas are the worst for this?

We are currently looking at purchasing a villa within a maximum of 1km to beach probably in a complex (not to big) our Budget would be from Eur50K to Eur130K. Any Recommendations??

We don't expect anybody to answer all our queries but any help would be appreciated.

Hi
Best decision Charon and i ever made .
We bought out of the centre we thought it to busy and
bustling.

Buying was a sinch much easier than this country just
stick to the proven people.
We are so chuffed with our site
Our great property is on the outskirts of the resort
of Kusadasi, on the West coast of Turkey, popularly
known as the Turquoise coast due to the beautiful sea
colour.
It is a gated complex of 41 villas for British owners
only .
A beautifull 3 story villa at the peaceful town of
Davutlar.Close to the beautiful town of Guzalcamli which borders the famous national park.
The site itself is set at the foothills of the
stunning national park.
The villa is 16km from the bustling centre of Kusadasi
along Long Beach
.The villa is 5 minutes from the beach(Love Beach) and
has a large swimming pool.
The three floored villa has 4 bedrooms ,two with
double beds,one with bunk beds and one with two single
beds.
It has two bathrooms and a downstairs toilet.
The villa comes with washing machine ,fully installed
kitchen including dishwasher.
Satellite tv has 16 English channels
Very near to the ancient city Ephesus(20km)There are
two aqua parks nearby at Kusadasi.
The villa is served by two airports ,
Izmir 30 mins
Bodrum 1 hour 30 mins

On the main Dolmus route to Kusadasi.

I have a reliable agent who could help you ,i cant put it on here without upsetting the admin but maybe he will let you email me.
She is very reliable
site ,she sorts out all the legal
side,tax number ,bank accounts etc.
Do not buy furniture though through her i can get a
deal for you.

Made your way here too like us?

There are more than 400 estate agents in Kusadasi alone,not to mention all the other areas of Turkey, and when you set out to look at property it can be mind boggling.My advice to anyone looking to purchase is to visit not just one area, but two or three at least,as they all have their own unique charm.

Bear in mind that even the quietest site will become busy during the peak summer months, and, if you buy a villa with the idea of using it out of season while renting it out during the high season, you need amenities close by which are open all year round.

Check out any property websites you can find to get an idea of what's on offer - certain areas of Turkey are cheaper than others - and research as much as possible about the buying process (which is very simple) so that you know what to expect.

Any decent estate agent will ask you for a basic list of your requirements and an average budget and then take you to see relevant properties.

The closer you are to the beach, the more you can expect to pay.

Personally, I would only buy a property if I liked it enough to stay in myself, I would never buy with rental purely in mind, and, I would look at the location in terms of resale, in case, after you buy, you grow to like another area better.

Hiya..
Welshturks is right.. there are lots of agents out there in Kusadasi land all after your money.

For everyone who has a good story to tell about an agent there will be one who has a a horror story to go along side of it.
I have a one or two that I would have no hesitation in putting forward but at the end of the day it is who YOU feel comfortable with. Remember all agents will make promises of a complete after care package but few really deliver on promises made BEFORE they have your money..If you would like me to send them to you i will be happy to do so.

A good agent should ask you what you want from a property, what your budget is and what you want the property for. All that should be done BEFORE you are taken round from one place to the next.

If you want a property for rentals and investment then there is no point in looking a places in the middle of nowwhere just because they seem a great price. Buy with your head not with your heart!
If you are looking for a property for yourself, to live in.. then you wont want to look where you are going to be flooded with holiday makers and prices are high.
We got a place in Ladies Beach because we want it for holidays and to make some money on renting it out, when we are ready to move out we will have a place is a very different area.

You have to remember one thing.. it is your money so don't be affraid to ask questions!!!
Enjoy your house hunting and take your time..
If you act like a lemon there will be somebody ready to squeeze you dry.

Turkey is a fantastic place and it's the people that make the place so special.. I am sure where ever you buy.. You will enjoy it for years and years to come.

Suffering the blues a little since my return to the UK.
We enjoyed ourselves so much and made great friends.
We had a few meals in the Agora at Guz ,i still cannot get over the price for a nights food and drink.
Were going back August 22 ive got a date at the hotpot on ladies beach after picking up the wooden spoon in the quiz.
it wasnt me it was the rest of my team lol.

Hi Guys

Aww! Missing your second home already Kev! When you go back out, contact us and we'll take you to a few of the places we know in Kusadasi itself.You'll have a pleasant surprise-they are just as reasonable and friendly as the Agora, and it's nice to ring the changes don't you think?

Regarding house hunting,Finchie and I both know from experience that people sometimes come to look and get a bit carried away.Maybe its the sun LOL.

Seriously though.Decide on your budget and stick to it.By all means keep an open mind but you need a basic list of requirements, amount of beds, amenities etc.

Property sales here in Turkey are not the same as the UK.You don't tend to see boards up as you do in the UK, and many properties are sold by word of mouth or the agent gets to hear of them because he/she has a good relationship with local complex managers etc, who always know who's in the market to sell.

This means that although you may not see exactly the property you want on a web site the agent, if told exactly what you have in mind, may be able to find you the right property by the time you come out to view,depending upon who wants to sell.

The first house we bought wasn't officially up for sale, but the agent phoned the owner and hey presto!

You will get what you want if you look around and take your time.

We can reccommend good agents if you want them,it's up to you, but please PM me for details.

Hi,
can someone explain the problem with buying a property from a co-operative? Is this easy to re-sell?Do you get a tapu on this property in the end? I understand that property sale is simple and straight forward in Turkey. But this refers to property with tapu. Please enlighten us.

A co-operative is always risky. It starts off by a landowner handing over his land to a building contractor who then promises to build a certain amount of properties for him. A co-operative is then formed - members of the co-operative paying a certain fee each month so as building can begin. It all sounds so good in the beginning - paying off a small amount of money and then owning a house at the end of the day - but when does that day come?????? There is not a tapu in the beginning but an owners certificate - a tapu being produced at the end of the building providing that the original land owner agrees that his buildings are complete. There are always hidden extras.
