My wife and I were in Kusadasi for the first time last week and were absolutley delighted and charmed. I'd love to return many times. Buying property is a possibility for us, but we'd need more than anecdotal information about the real estate market before putting down all of that money. Does information exist about:
* the population of Kusadasi and its recent growth rate? * the number of annual visitors to Kusadasi and the growth rate? * housing construction rates, including types of housing? * real estate appreciation? For property values to increase, there must be greater growth in demand than in supply. Does this type of information exist? Many thanks. |

Hi,
The rate of growth of property values last year was 26% this year it is expected to achieve 40%. This is mainly due to the demand from foreign buyers, also Kusadasi is one of the last places to have hit the foreign property market so compared to other tourist places in Turkey we are relatively cheap. The growth rate of Kusadasi has not, over a year grown considerably. You have to remember that it is a seasonal resort, although it is slowly opening up more in the winter, not only is it seasonal for the tourists it is also seasonal for the Turkish. Many only come here during the season to work and then go back to their home towns fro the winter. Housing construction in the centre of Kusadasi is in its final year. The town council has proposed a ban on any further building within the towns limits, as from 2006 however, nothing is ever set in stone here and there may be land that has planning permission for being built on later! They did decide 2 yrs ago that all unfinished buildings had to be finished and did slow down the number of new builds. They have also designated some areas around the town, as far as the Milli Park and out toward Selcuk as places of outstanding natural beauty and these can never be built on. Ther have been some new rules with regard new and old buildings. Roof terraces can no longer be built on new properties they have to have a roof and in some cases they have made old buildings be roofed, many in the old town, this is to tidy up buildings and give uniformity, I understand. New measures have been put in place by the government as to the standard of new builds. They have to be built to withstand a certain level of earthquake tremor and they have to be built to a better quality than in previous years. Obviously, it always pays to check out your builder if you can, talk to other people who have bought from him, ask to see finished properties where you can. I hope this is of some help to you. Hi Badger and welcome. We recently bought in Kusadasi after having considered for a couple of years. We paid almost double what it would have cost us two years ago. But saying that we believe we got real value for money and are over the moon with the apartment and the cost to furnish it. Can't wait to go back in September.

Hello Mariposa,
one good advise. You should discuss the price with the seller, because from my own experiences some the the real eastate agents are asking the seller how much he want and than they sell it to foreigner with a mich higher price. The Balance is going into the Real Estate Agents pocket. They do the same with Rental. Each time get a contract seeing exactly for how much it is. Some of them would like to make a fast buck with your hard earned currency. |

Hi all,
We own a villa in Yesilkent and we love it ..BUT... we would like to have a change of scenery from time to time and so are considering a place in Kus. Not being famililier with the area is our main problem. We are out at our villa in a few weeks time and the plan is to come up for the day. We would like to be near a good beach, not too far from the bars and restaurants and somewhere that its not too loud in the evenings - so that its suitable for families. Would still like to be able to have the nightlife sometimes though! If anyone can point me in the right area I can start to do a bit of homework before I leave the UK. Many Thanks!! |
