Exclamation Maintainence Costs

Hi

Any quidelines for maintainence costs. I was in Kus last week to inspect a villa I'm buying (Thanks to all on here who helped me get flights) and was geting crazy figures for monthly charges(over *3 what I had heard).
The site has approx 50 villa's with shared pool and is near Imbat / Blue sky hotels. The site is in v-poor condition with a lot of work to be completed before it can be "maintained" but developer reckons maintainence should start now ie. we pay on the double to get it finished. first time to buy house with finished site second time to finish site.

well if it is a complex, usually what happens is everyone gets together and comes up with how much it will cost to maintain the place! this usually works out around £20 a month, however if the pool is in need to be repaired ye would have a meeting and discuss the price and how much it would cost each of you! but for the maintainence of shared areas, ie plants etc. it shouldnt be more than £20 a month! but the people from the complex should be having a meetin so all these things can be discussed! your agent should have explained all of this to you, if he hasn't you should really ask him/her to do so! I hope this is of some use to you!

Yea I was told all that but found out in the solicitors office that the architect legally has 50% voting rights in co-operative questionable at least. Also he privately still own 4 -5 houses in the complex so essentially he can over rule all. I was never even told when the meeting would take place as I was told I won't have come even if I did know!!!!!!!. Its a crazy senario and I'm just getting info together so I can take it firther.

Site is new as is the pool but it has never been finished yet.

well it is just general maintainence! if ye wanted to change something radically then you would need the developers/architects vote! and you can go to the meetings if you want, just many people dont! i dont know what other advise i can give at the moment, as i only looked at property but didnt really find anything that i was really interested in! so go into to much detail with the estate agents!

if the site is new then the contractor is responsible for the pool still not you! well thats what i think it should be! otherwise its like buying a property without the bathroom finished here, you wouldnt pay as much for it! i think you prob need to talk to the architect or developer and find out from him/her what the deal is!

Have talked but ended up in arguement. Had to calm my heels and get more info before going back have taken legal advice in Ireland and Turkey so just gathering info through here to make discussions easier with a little local knowledge. Turkish solicitor not exactly getting where we come from as she suggests paying as its in my interest to get the site finished. Even though contract states I'm not liable for any additional payments until the site is finished. The one vote ruling violates legalities of co-operative (Irish Advice From Turkish Person) so That strengthens case. Its just hassle I and others can do without.

As a fyi figure in excess of 150 euro for those interested.

Hi Tony

İts usually best to steer clear of co-operatives here. There are more hassle than they are worth, with many over-running their completion date by as much as 3-5 years. Basically meaning that you have to spend a hell of a lot more than you anticipated. There are lots of nice complexs in Kusadasi that arent co-ops so maybe you should take a look at them.

Too late I did enquire on here before purchasing but general opinion was that seeing as the complex was near completion that it would be OK to buy in co-op. Currently house almost finished.

Hi Tony

Don't know if this any helps.

The complex I brought my villa on still has unfinished properties on it and so things like the pool and the grounds still have to be completed.

So at the moment I pay £40 a month for maintainance charges, in January and Febuary I have to pay an extra £80 to have a large shared pool complex built, then in June next year the fee's drop to £20 a month as everything should be finished (fingers crossed)
