hi there me and my partner have just returned from bodrum where we looked at several propertys and most where out of our budget (about 22K), we have now returned and have been looking altinkum kusadasi way can anyone please advise us on rental potentials there and perhaps on what area is like? thank you all

Welcome to the forum, The price of property in Kusadasi has risen dramatically in the past year, but you may still be able to get a property that needs a bit of work put into it for the amount of money you have .. or if you look further out (not the central area) you may also find something. There are quiet a few members on here who have properties in kusadasi & i believe a few of them do rent them out. (hopefully they will be along soon & give you some better advice than i can!) As far as Altinkum goes, i think it is pretty much the same as Kusadasi, prices rising for the places that are fairly central, if you look further out, you may find something. Have you had a good look around the net, there are alot of good sites out there with advice on buying properties in turkey. also where are you located ? If you are anywhere near London, there is a big exhibition at the excel centre on Londons Docklands, this weekend (a place in the sun live) |

I bought this year in May, just outside Kusadasi. (Davutlar). We were very happy with the services of the estate agent and with the property/price. We used our own solicitor.. just because we wanted to. It cost €1000. I made a website for the property which does get lots of hits for some reason? I think Turkey is constantly increasing in popularity. We have rented out several weeks already and even had to turn someone away a few weeks ago as we had someone in. In my opinion, Turkey is a great place and the property makes a great investment. If you dont know its set back about 100m from Bashkent picnic site. Your site at Melissa is vey nice but not as nice as ours lol. Although you are slightly closer to amenities. |

hi globetrotters, we bought early this year from a really reliable agent in Kusadasi. We found them by chance after being disappointed by a number of others who let us down. You may find a property in your price range if you are prepared to be well out of town, but property prices are increasing by around 20-25% p.a. just now. We bought a house this year in Kusadasi, about 150metres from ladies beach and it is being refurbished over the winter. Property has risen a lot over the last few years, but there are so many houses being built that there is a wide slection to choose from. The closer you are to ladies beach seems to push prices up, due to it being the best place in Kusadasi to be as you are close to the sea and are also very close to the centrum and bird island etc.
For those of you who need someone to manage the property when you are not there, I am using Peace of Mind Property Management. I highly recommend then and they have really taken the stress out of getting the house ready to start renting next year. They have also recommended a builder to us (who we are going to use) and they will monitor the work and email updated pictures to us. Included within their fee included visiting the house regularly and keep an eye on it, deal with and damage or problems with the property, pay bills and much more and can do extra for an extra fee such as clean the entire property etc. If you are renting your house out then I would advise speaking to them their website is www.mypomtr.com and click on the USA flag. The people that own the comapny are Rubab (who is turkish and speaks fluent english) and her husband Danny who is American. As there is no language barrier it makes life even easier. There service to date with us has been great and knowing that they are only a phonecall away really has taken a weight off my shoulders. It is nice to find a company that is trustworthy and honest. Also, if anyone is interested in renting my Villa next year, please email me at wesley.sarah@tiscali.co.uk and we can discuss the details. It will sleep 6 comfortably plus a baby in a cot, has see views/roof garden, fresh fruit growing in the garden, basket ball court and small playground, tv & dvd player etc. It is situated about 150metres from ladies beach and you can walk to the centrum on the coastal path (overlooking pigeon island & snake island) in about 15 minutes. |

We have owned our villa right at the top of ladys beach with lovely veiws of long beach for a year and a half now .
The rental market does not really exsist in kusadasi as the price of flights is similar to booking a holiday so never buy a place hoping to have rental income ! Many of our neighbours like us intended to rent our homes but only let trusted friends stay now. The reason being by the time you have put your heart and soul into your home in kus and kitted it out you will not want strangers staying ! |
