Default Building a villa from scratch

As i have mentioned before i wish to invest in a second property in kus area.
I have spotted some land on Diamond beach £13,000 for 375sqM (Opinions Please on price)
I was wondering if anybody else has done it this way and what the costs would be .
How much for a build of 125 SQM ?
How much for a architecht to design it?
How much for a small swimming pool ?

HI Kevin

I have to see the place to tell you about the price but in general price seems OK to me.

Normally 125 m2 will cost 21 k sterling to a construction company but im sure this wil be higher for you because you are not familiar with the market and only one time buyer.

I m sorry i cant help about the price of the swimming pool or architect , my uncle has a cons company in Kusadasi , i can try to get him and ask the prices for you if you want.

My advise to you is , please work with a real estate agent , it will cost you maybe 1.5k extra to pay him but a good agent will save you more then this.Because buying a land and building are bit tricky , you have to check from the Municipality (belediye) what is the building permission , where is the road passing , what is the building percentage , howmany floors. For example it might be 2 floors with %20 , this means

Building area for the bottom of your villa will be max 375* 0.2 = 75 m2
2 floors , total are 75 *2 = 150 ext extttt...

When a villa is advertised as 150 SqM
Is that 150sqm ground floor area or combined area of 75SqM on each floor of a duplex.
As regards prices of the other things anything you can find out will be apreciated .

Hi Kev

We are currently building a large villa for a customer in Guzelcamli and the amount of money that is needed before a spade can be put into the ground is astronomical; especially the Belediye Fees. Also planning permission (if the land doesnt already have this), architects fees, water & electric connections onto the land, lots of things that dont usually come to mind when you want to build your own house.
You will then be told by a construction company how much it will cost per square metre to build your house.
A 150sqm house is either 75sqm per floor for a dublex or 50sqm per floor for a triplex.

So what your saying Ally is ,yes it can make money but theres loads more risk amd hidden extras than buying through our agent.
I can still find properties (villas)for around £35,000 so with build costs on top of land then its probably a similar price with a lot more worry.
I dont suppoise you have any apartments offplan ALLY?
Whats your opinion on the market currently has it peaked?
The first property i bought i am chuffed with so the 2nd property has to be something i can easily shift later.
Any advice Ally?

İf you can find villas at that price and are happy with them, then if İ was you İd buy it because building a house on the land you mentioned will come to around that cost anyway if not more.
Yes you are right about the worry and expense of self-build because as we all know this is Turkey and things are rarely finished in the timescale originally given.
We have just started a new off-plan complex but its large 300sqm villas at Yilan Burnu (Snake Island).
Regarding property market İ personally think the boom is over. The giant increase in property prices doesnt help either. İ still get emails from people who are looking for property for 20,000 sterling which is totally impossible now.

I agree the boom is over now and more gradual increases will have to be accepted.When prices start to hit the £70,000-80 mark which they have other foreign markets enter the equation.Cape Verdi for example.
Do you think the building will continue in the Long Beach area as it currently is?
Sometimes its hard to gauge how many are unsold or just summer houses.

I agree with Ally.

Building your own house is only profitable when you buy a land without any problems , we call it in Turkey "you can start to built tomorrow" it means water , elec , legal permissions are ready.

Long beach area is still good , not all the villas are sold , the most important is , what is the reason of your purchase , to live in it or investment ? if it is investment then in which term you want to make money , short of long ?

But anyways , investing in Turkey is better then leaving your money in the bank i dont like banks at all.

are you only interested in Kusadasi ?

As ive said im tickled pink with my property , i would just like to invest a little more in a cheap villa or off plan apartment.
It must have a pool and be easy to shift on later to the european market possibly.
What scares me is not all properties are sold in Long Beach and you have to ask your self why.

Lets see if there is something more close to city , offplan not expensive Give me some time , i get back to you
