Default Please Help - Villa / Tapu Problem

I found a villa last January in Kusadasi, I made offer to the owner, he accepted. the money was transfered over, but the owner failed to progress as he should. We had gone with solicitor to the Tapu office and I paid £600 for a Promise to sell document, which the solicitor advised would protect me. Now nearly a year on I still wait for title deed, this is no problem. Issue is there is now a tenant who is refusing to leave. My solicitor has advised i transfer the property in their name or name of Turkish person so they can take tenant to court. The tenant is paying a mere £80 per month for a 4 bedrromed villa which despite having 61.9% of my money i see nothing of.

Please advise on my rights as I now no longer have any trust for my solicitor or anyone there, as all the way along i have been given false promises.

The contract for tenant is not to be renewed in january, however my solicor says the tenant still will not move.

Propblem is the rent is well below the normal rate for this home and the tenant will never give up paying so little. What can I do?

Default Tapu

Hi Dee,
We seem to be in similar predicament. Please update us with the progress of this situation. Thanks.

So sorry to here about dee and Cecils problems.
Their are too few people who have bought property in Kusadasi whom have not experience some difficulties.
If Kusadasi wants to improve its image to tourists and potential buyers(which it does) these issues need addressing first.
I know we all love Kusadasi on here myself included, but it has now got a bad reputation of ripping off buyers and tourists.
This is sad for all of us who have had bad experiences,it is also sad for Kusadasi as these people do nothing to promote this lovely part of Turkey.
There are so many lovely genuine people who do so much to help tourism and do good buisness, but as they say bad news travels fast.
Lets hope the Mayor and the powers that be ,address this situation seriously.
Its the single most important thing that will improve tourism and growth in Kusadasi.

Thumbs down

as soon as we got the keys to our villa i changed the locks with-in the the day and put metal doors on and metal on all the windows and doors. within the week, when we put our villa on the market in july one of the realestate agents asked for a set of keys and i refused, and i gave him the phone number of a freind in kus i have known and trusted for 20years. if i was not there they could phone him and he would come out and open if anybody was interested. i have heard so many stories like these ones before, cheers jonno.
