Thumbs up Co-OPs Good or Bad

Given that some people are very happy with their Co-Op experience and some people are very disappointed, I wonder if it would be of help to list the good and bad Co-Ops. My view on this is that not all Co-Ops are bad and if some members would like to tell us how their Co-Op is working out it could held to boost confidence. If your interested I can start it off.

Hi Mark, I dont know of a listing for Co-Ops in Kusadasi. My idea is to list the good and bad ones,with informarion such as monthly fees ect. When I got my house in Sept 03 the monthly fee was 300YTL. Then it went to 200YTL, then 100 and now its at 75YTL. I attended 4 meetings and feel that I have a good understanding of the Co-Op system.

We have bought on a co op site called Camlabel sitesi (not sure if the first letter is C or G) Off the main Long Beach road at top of the hill behind the mosque and school. The fees aer not set yet. I hope they are not 300 YTL as that exchanges at about €150 per month. I see that your fees are much reduced now. Also can you tell me does every co op eventually become a site?

All co-ops are not the same as a member of a co-op you have the choice of keeping it as it is or changing to a Site as you put it, this can only happen after completion of all the houses etc and when you apply to have a co-op dissolved, the site must be inspected by the ministry and the site must be as planning was approved (dont know what ministry sorry).

The way i understand it a new site will have higher charges and as the houses are sold and work is completed charges should come down, more people contributing and less work to do.

Our site is just going through the process of changing and we have all voted for this and also to keep site management on after the change to continue the services Maintenance, security etc.

ours is an older completed site in one of the most Prestigious (not bragging just a fact) areas of Kusadasi and our fees are only 50ytl per month, another site by us is doing the same and there site fees are 65ytl per month, i have hered of new sites were the fees have been as high as 2500 ytl per month for 6 months then reducing, dont know if this is the norm but it is happening on some sites.

I personally think it depends on who is running the site and if they are trying to make a lot of money in the short term, or if they are looking at long term income.

Our site is about eleven years old now and we are just about to get our Tapaus. I would advise you to get yourself involved as much as possible especially if it is a mixed site as initially we found that if you were a foreigner you were very much left out in the cold as regard decision making, site fees etc. Our meetings were held in Usak, which is a long distance from Kusadasi, but we decided in order to get things done the only way was to attend these meetings with an Interpreter. Since then, we have organised ourselves a little better and keep each other updated by e-mail and we still attend the meetings to make sure everything is being kept above board. Your vote is very important at these meetings.

Good advice Blue eyes, my site should be wrapped up some time this year also and as far as I can make will then be managed by one of my Turkish neighbours, at that time our site fees should drop from 100tyl to 50tyl a month, just one question to anyone, as you mention getting your Tapu, are there 2 types of Tapu as I have a Tapu that was issued when I brought my villa from a Turkish owner, all properly stamped with my photo on it, but someone has told me there are some Tapu's for the plot only? is this true.

I also bought in a co-op at long beach, my friend was there recently and has advised that almost all the houses are complete now and the street lighting etc is finished and the place looks great. I bought last year and have not got set fees yet, but some of the people are already paying the site manager 130 Euros per year, so I have to check this out in August.
