Default Advice please

I have looked at most stuff about purchasing in Turkey/Kusadasi but there is not much on the best way to view properties, are viewing trips a good way to do it like in spain were you get a cheap holiday at the same time or is it best to go it alone.

I have seen a lot of viewing trips advertised on tv & in homes abroad magazines, but i think that if you go that way, you are tied to just the one estate agency.

personally i would contact several agencys in the area you are interested in & see what they have to offer, then arrange viewing days with them.

pay your own way out & then visit as many properties as you can in the time you are there.

if your agent has done what you asked, they should provide you with a few places that meet your requirements.

The most important thing is to get plenty of choice,get plenty of references from the people who have bought and go there with an open mind
for the record we went the way that Claire said and booked a cheapie holiday and organised our estate agents over 5 days in Kusadasi and Altinkum,sticking to our organised times ,this also gives you an out if you have bad feeling or bad vibes over a particular agent beacause you can always make an excuse to get away telling them you have other agents to see keeps them guessing also makes them think about overpricing,if you need info on any of the agent we saw dont hesitate to pm me

Right decided to book and come over for a look round can anyone recomend several estate agents will be over at the start of may 2006 seen a few on the internet but some of them look a bit cheap, would also like to have recomended areas of Kusadasi and is it nicer to the north or south ( not villas but the area) thanks

Hi Mark
Depends on what you want ie villa or apartment and what your budget is?Also depends on where you want and what you want from a overseas property do you want a pool do you want to be near the centrum or do you want the piece and quiet of a rural area.To give you an idea of what we did we sat down and jotted things that were important,remember we had never been to Kusadasi before so we were going in blind,we decided it had to be a minimum of 2 bed with a pool ground floor (my mother in law is disabled)and part of a complex if it was near the sea that would be considered a bonus we also wanted it to be near enough to the main centre to be able to walk.Kusadasi was choosen because of its proximity to a main tourist attraction Ephesus reasonably close to two airports and one large city.We saw many properties with different agents in two tourist areas Kusadasi and Altinkum but ruled out Altinkum mainly because it virtually closes down in the Winter time and Kusadasi has a more resort/cosmopolitan feel to it.All the agents were obviously keen to help in every way and the majority were fine (we went to all reputable agent and some who are recommended on here)but our idea of a budget against the property we were looking for didnt match ,to cut a long story short we didnt buy until our last day and bought our property through Remax who were very proffesional throughout ,but paid over our budget ,our bonus was the agent who was working for Remax but has since moved to another company and in my view it is the most important choice of all, the agent if you want Ill pm the details of her and the other agents we saw with a brief list of our views on them ,on another note, Ally on this forum has a very good reputation as an estate agent although Ive never met her personally I have been in contact through forums and mailing and she has been 100% helpful would definitely view with her,there is a lot of experience on here Mark dont be afraid to ask questions quite a few of us have been there but personally I feel ive made the right choice and I wouldnt change anything Ive done that is my agent my property and Kusadasi,

likewise I've dealt with Alison's company(Kusadasi property sales) and found them very trustworthy, with no pressure anywhere along the way, but plenty of support right up till the property was ours. We also viewed with sunhomesturkey.com and found them helpful and not pushy at all(but since we didn't buy with them can't say what their services are like) We had a bad experience with kusadasi properties, so from my experience would stay away from them. Also had a trip round some developments with "capital developments" at ladies beach, and found Wendy there to be knowleedgeable and helpful, but not pushy. We paid our own flight and hotel etc. Some of the agents will offer a refund of 1000euros if you buy from them. Like Dean , I am happy for you to pm me with specific questions if you need to ask. Before travelling I used the expertise of those who went before me to find out as much as I could in advance. Happy hunting

Hello, Mark (UK George) has been bigging us up i see! Our company tend to organise viewing trips on a more relaxed basis than most. I would normally search for the cheapest flights for our clients but they must book and pay themselves. We provide complimentary airport transfers and viewing transport. We also book our customers into a 3 star hotel on the sea front in Kusadasi...if they find a suitable property we cover the hotel bill, if not we ask for some reimbursement. We tend to find that customers feel a lot less pressured into buying this way. Most of our customers also like to take a few days out to see the area and get to know the different sights and beaches, we dont mind this at all and in fact believe this time is an important part of deciding where to buy.
Also you should bear in mind that property in Turkey is not normally marketed by a sole agent so your main priority when choosing your agent should be references as any company worth its salt should have access to all decent properties. Also make sure that the company you choose is Kusemder registered because there are more unscrupulous, unregistered agents than real ones in kusadasi at the moment! A reputable company like Kale will have thousands of properties to choose from, and with our 15 years experience we have plenty of good references too. One final tip...glossy websites dont always mean glossy service, make sure you speak to a human before making any decisions!

Thumbs up Buying in Kusadasi

We did not go to Kusadasi with the idea of buying but when we were staying at the Opus Apart & Hotel we saw an apartment for sale next door.
As it happened the hotel owner's brother runs an Estate Agents - Opus Property and they took care of everything. The whole estate agency business was in it's infancy then and 3 years later we are looking to buy again with their help. They are very experienced now and their service is second to none.
Ali and Huseyin are most professional and will do anything to help. Trust is very important when you are investing abroad and Opus Property never let us down.
An added bonus for you Mark and Claire is that they will refund your hotel bill (if you stay at the Opus Apart & Hotel) if you end up buying from them. They will also run you around the town for free whilst showing you their properties.

I can recommend the Opus Hotel too!!
