İt is not uncommon to find the same house advertised with numerous emlaks because house owners give the details to as many as they can to increase their chance of a quick sale. Although İ wouldnt be surprised about what you have said about "poaching". A few emlaks used to make vendors sign an exclusive contract giving that emlak sole right to sell but with the massive increase of emlaks in the town vendors then become reluctant to sign anything. İ have pesonally come across other emlaks or people (waiters etc) connected to an emlak try and poach a client ie. İve agreed with an emlak to buy a particular property that morning. İn the afternoon İm having lunch at a restaurant, get talking to staff and tell them why İm in Kush. They will then do everything in their power to get me to come with them and visit their "friend the emlak" to look at property with him instead. The property business has become a bit dog eat dog unfortunately with some resorting to ruthless tactics! |

Another problem with these waiters or friends of so called emlaks is that the agents sometimes add a premium to the property prices to pay the commision promised to the introducer. So many people seem to have paid over the odds without realising they're lining the pocket of the person who they think did them a favour. It really gets me riled!
Like Marlyn says, hopefully the bad guys will die out through word of mouth. |

As I said on a previous thread, I could not believe it when the shoe shine man brought his porfolia of properties out on my last visit.

Yeah, we had a client come in and tell us about the same shoe shine guy! Mum walked the guy back to the mosque and argued the toss, needless to say he got a substantial refund!!

We looked at several properties last year before buying in Kusadasi. Got the run around from two agents, one quite badly but it was almost pathetic how desperate they were to sell to us. We were with friends and one agent told us they had 2 apartments, sea views in the centrum. Each had 2 bedrooms and selling at €60,000 each. It turned out to be 1 poky apartment which they tried to sell as being divided into 2 and said the owner was a well known Judge so we would be able to say that was who owned the apartment before us!!! Some nonsense like that.Also saw 2 other villas we had already seen with another agent and the asking price was 5,000 more. But all in all you just use your common sense and its not so different from at home. The best way is if someone you know has bought with an agent they were happy with. Word of mouth is the best advertising.
