Hi all,
I am thinking about buying a villa from Kus for spending my summer holidays there. I haven't been to Kus for about 10 years now. So I decided to search on the net before I come and see some agents, but I got really confused after reading the stories on Kus becoming a concrete wreck full of half complete high rise apartment blocks. Should I consider Marmaris or Alanya instead of Kus? Can anyone explain what's all those bad news about Kus? Welcome to the forums ![]() |

we've just got back from Kus after a week furnishing our new villa. Yes theres still a lot of buildings going up but things are changing with much stronger local legislasion. New developments now are granted less numbers of buildings and being made to leave bigger spaces making for improved developments. The shops in centrum are being made to take down all the lean to's and other structures so as to give bake the pavements to the shoppers making thinks look a lot better and so muck safer. We were also pleased to see a lot of lanscaping, tree planting and general tidying up thats going on. Things have, and are changing fast in Kus, but in our opinion it is more organised and only getting better.

Hi Alpie,
welcome to the forum! I hope you find what you are looking for in Kusadasi, yes there has been a lot of building work, but it is still very beautiful & as Mark & Sahron said, a few landscaped areas that make you forget about the concrete. I visited Marmaris last summer, & i think it is a lot more built up than kusadasi & the surrounding area. There are quite a few members on here with property in Kus, so i am sure advice will come. if the centrum area isnt for you, there are some beautiful areas surrounding Kusadasi, that are not so built up, but only a short drive away. |

Things are moving super fast. After your encouraging mails, I have contacted several real estate agents and received the details of about 15 villas near the town centre and in Davutlar area. Believe it or not I have even made an offer to an owner from Sweden for a nice 4 BR villa in a friendly complex with only 20 villas with shared 70 feet by 30 feet swimming pool, 700 yards to the Long Beach! I love internet, things became so easy... I am very excited ![]() Cheers! Alpie |

you are right , its going so fast with buildings ext ..but municipality is more strict then before , now people cant build what they want at least.

You are right about the kush becoming a bit of a concrete jungle. There are lots of developers jumping on the property development bandwagon. Davutler is a good area and not too far from kus. So maybe you would feel comfortable there. I think as far as region and location goes, then in and around Kus has got quite a lot going for it. A big plus for me is also the Cosmopolitan feel to the place. However, I think whereever you buy, you'll enjoy. Turkey is a great place after all! Ricky www.rentaturkishvilla.com |

I have connections in the real estate in the areas you mentioned. Kusadasi is starting to learn that decent landscapping is very important to attract people to buy here. There are some lovlely projects just outside of Kusadasi. Kusadasi has a lot to offer as it has all the facilities, hospitals, shops, and nice beaches etc Although I would admit that some areas have been spoilt, but Kusadasi is far better then Alanya, Marmaris is suffering from similar problems, but they have very pretty and well planned suberbs like Armutalan and Beldibi. The up and coming areas are going to be Ozdere which is a little known coastal town approx 30 minutes from Kusadasi there are some lovely villages on the way to this place when you drive to Ozdere. There are building restrictions here, which means you can only build upto 4 floors now, there are no unsightly buildings here. The beach is nice and sandy and there are no bars on the beach front only villas and the odd cafe. Bars and Restaurants are situated through the main street. On the othr side of Altinkum there is a place called Akbuk, property here is very cheap and developers can only build villas here - No Apartment blocks! It is a small place at present but there are many villas being built here, so within 2-3 years this wil be an attractive resort for families. Best Wishes Stephen www.myutukeyproperty.com |

The best value properties are just outside of Kus town it's self!!
Davutla Area is great value at the moment.. But even better value are some of the small villages like Kirazli, some bargains to be had there!! And it's lovley there. I didn't like Mamaris at all, or alstinkum for that matter!! Hope ya find what your looking for!! |
