Default Property prices

Hi everyone,

My son and I are driving over to Turkey on Tuesday and going to Kemer.

I have been looking at property prices in Turkey for a few years and wish to hell I'd have come over earlier.

Can anyone tell me why Kusadasi prices are SO much cheaper than other parts of Turkey???

Mike

lol

I got a bike as well and have often thought about it, but I need the car this time.

I'll let you know what it's like and if I would do it myself. I think at 45 I'm a bit old for 2,800 on a bike!

I think some of the advertised prices look cheap because they are not actualy in Kusadasi, the further from town you get or beach then the lower the price, also internet prices are not very acurate and lots of houses are no longer for sale! could be very old properties on some web sites.

I agree with Marlyn, try and get a house for those advertised prices! Prices have gone up dramtically over the past few years, but you can get bargains if you shop around.

Many of them will be old, and the closer you get to Ladies beach and the centrum, the higher the price.

I told a load of agents that I wanted a house on ladies beach, and they showed my hoses that were nowhere near it. But to them, it was all in ladies beach area which appears to stretch for mile When I asked them to drive us to the beach to see how far it was, the took us to some rocky cover a bit further round than ladies beach, and there is no way anyone could use it. Complete joke!

Eventually though, I found a house that fitted our bill and could not be much closer to the beach, and it is just about finished being completely refurbished by Peach of Mind Property Management, furniture went in last week, and I cannot wait to get out and see it!

Know what you mean Wes, when I was looking was shown a place and was told it was only 5 minute away from the beach, so i went back later and found the place on my own and true to his word it was only 5 minutes away, because the hill that went down to the beach was so steep I ended up flying down it, 5 minute there 45 minutes back lol.

You'll probably find it is purely down to the economic model of supply and demand. Obviously very common in the housing market.

The basic law of supply and demand is that "demand falls as price increases" and "demand increases as price falls". For this reason Price is a major influence on the level of demand for a property for a person wanting to buy in Turkey.

There are other factors, which I will not go into for sake of turning this into a business lessen. But I believe that is the golden rule.

I have also heard that Altinkum is the next boom place.

Prices have risen alot in just the last few months... Not entirely sure of the reasons.... I came over last October to view, and found some lovely houses at a fair price, which at the time I couldn't make an offer, as I had to get home and sort the fianance.. On my return earlyer this Month the prices in some cases had doubled.... Walking around the estate agents I noticed some left last years prices to entice you in!!! Then you would learn the new prices...

It is good news for us Villa owners that prices are rising!

I bought mine for the long term and as a retirement pad for my old age, by then it should be worth a lot more that it is now!
