Hi everyone

I need some advise of you , i am building a villa in ladies beach but i couldnt decide some details and i really dont have taste (mostly ladies are better with these things!)

Questions are ;
* should i use marble floor for living room and other rooms or parqut (wooden) floor ?
* how many rooms is the best ?
* what is a plus for a house do you think ? a fireplace , nice garden , nice terrace with bbq ..
* should kitchen be including white goods or let people buy their own stuff?
* is there any example complex in Kusadasi that you like the style ?

Any idea is much appreciated ..

Hi John,
I would think there is a few things to consider with ur post...

1 - is the villa for yourself? (perm or holiday home?)to sell? to rent?
2 - budget...
3 - if its for rental - then it would be better to have harder wearing products as this is less in the long term for damages
4 - i note that u are asking should u put in white goods or let people buy there own...this suggests that the villa will be up for sale...


* should i use marble floor for living room and other rooms or parqut (wooden) floor ? i love marble - for me parquet flooring is too 'old fashioned', oak hardwood flooring is lovely (not laminate)
* how many rooms is the best ? what is the sq m of ur plot? will this not suggest no of rooms? or - depends on what ur plans are for the villa
* what is a plus for a house do you think ? a fireplace , nice garden , nice terrace with bbq .. fireplace nice for the winter, nice garden - again depending on size, but most buyers may not be keen to landscape and turf as it is a hassle, terrace with bbq is essential abroad I think, and a decent size terrace to fit table and chairs etc...for me, important factors are - balconies that are child friendly...big wardrobe and cupboard space, white bathroom suites with white tiling (not some of the awful colours on some properties available for sale..), white kitchen units, not too fussy and certainly not the dark or weird colours that are available, again on properties that are on the market...
* should kitchen be including white goods or let people buy their own stuff? i would suggest if its to sell - leave out and let them have the option, eg - I hate white stuff - I would want silver oven, hob etc..so if its for me, then I have paid for white goods that I would want replaced
* is there any example complex in Kusadasi that you like the style ? there seem to be many,many complexes...I think the houses are far too close together and are too uniformed - all exactly the same...like a line of soldiers....I like something unique, a bit different

regarding the floor surface. If you have wood there is the risk of it being water damaged from wet feet etc coming from the pool. When we looked around we saw a few places with this damage, and so opted for tiles all around the place.

Thanks Mavi , i will make the floors marble then , also a nice garden of 20 m2 , i would like to make it all grass and some trees maybe small palm tree or small olive tree , which one is better ?

This villa is 2.5 floors , each floor 50 m2 internal so in total 125 m2 internal and 25 m2 terrace and there is nice sea view from terrace.
Hopefully it will be beautiful , fingers crossed!

Hi. My tuppence worth. Use marble floors (make sure they are coated with a non slip product ) - easier to clean and not so easy to damage - can be covered in either cheap or expensive carpets depending on the ultimate use of the property. Keep to neutral colours as the occupant can jazz it up with colour in curtains, cushions and wall hangings and it will always look fresh and clean.

No of rooms depends on the same query Mavi asks but 3 decent sized bedrooms seems quite adequate as long as there is suitable living space to accommodate the numbers on the odd wet day.

Keep the kitchen functional but in most places I have seen very limited storage and even if its a holiday home storage is a must or the place always seems messy. And a decent stove - not just rings - long stay visitors need a decent oven. To me colours not important - I just stick to white or cream right through. Stainless is more expensive.

Terrace and BBq - great. I personally love my garden (well I should - I have a degree in horticulture) but it is difficult to maintain if visited only occasionally. Instead - pave the BBQ area and just keep the corners (rounded if necessary) filled with smallish trees (shrubs we call them) and pots. Avoid grass - it requires constant maintenance. If you want green find something like ornamental ivy that will cover but not require mowing. Put seasonal herbs inthe pots when visiting or leave empty but make sure there are drain holes or the mozzies will multiply in the stagnant water. Means watering while visiting but they smell nice. Basil for cooking etc and pyrethrum (don't eat this though) which gets rid of the flies naturally are good choices.

Instead of a fire (which I actually love but is not practical if you have no where to store wood ) consider what we call reverse cycle air conditioning and heating. Does two jobs in one depending on the season but find a way of blocking the heat or cold from all escaping up the stairwell to the top of the house and just open this barrier as and when required.

One of my personal gripes about Turkish bathrooms is the lack of cupboard space. Women need somewhere to store all the facepaint and I have never yet found a decent bathroom cabinet in Turkey. Here the basin is enclosed in a cabinet with good shelving and drawer space. Takes up no more room but gives storage - and of course - a good shower cabinet so the water doesnt go all over the floor and need cleaning up. No need to talk about hot water in the bathroom - thats going to happen in a new house anyway.

A posts just popped up saying its for sale Back to the garden. Palms look very nice but be careful with them. There have been horrendous problems with spikes on some palms injuring people - they are poisonous at various times of the year. If you do go the palm way - have a look at the mature version before planting the baby one. At least with olives they can be cut back to fit the size of the land but a Palm cannot. Post a photo please when its all finished. Kay.

Thanks Kay (i dont know horticulture anyways ) Yes there will be enough space for 3 bedrooms . I like the idea of a cupboard in the bathroom , also the shrubs are nice idea.
I want to place a jakuzi instead of shower.

Do both -we females are funny animals. Sometimes we just need a quick shower to get clean and cool and don't have time to fluff round waiting for the bath to fill etc etc, other times we want to soak in a bath or jazui and relax. Having the option is very important psycologically - and will be a good selling point. I'll have a look and see if I can find some bathroom cabinet styles and scan and send them on. Its funny but we take them for granted here but its something that I haven't seen in too many european countries now that I come to reflect on it. You might be able to get one made by a cabinet maker and start a new trend - and I don't expect it would be expensive. The tops here are usually formica (water proof composite material) or marble. There must be a local equivalent but I have never really looked for one.

Thats a good idea , i will look to the photos when you send me.
Yes its nice to have both shower and jakuzi + cupboard but then i have to make the bathroom bigger because its pretty small in original plan or i can change a small room to a big bedrooms + suite bathroom. then there will be 2 bathrooms , 1 with shower 1 with jakuzi. For example a plan like this :

Ground floor -> living room + wc + kitchen
1floor -> 1 bedroom (with 1 suite bathroom with shower) + 1 bathroom with jakuzi + 1 small bedrooms
2 floor - 2 bedrooms
