I too bought in May with Christine Cem and Deniz from Turkey Expert. I would highly recommend them. I can't wait to return to Kus in August and stay in my own villa!

Some thoughts for you.

The season has been very slow to take off this year for a variety of reasons,(have a look at some of the threads) and there are a lot of properties for sale, but not as many buyers as usual, so take your time.It is definitely a buyers market.

Work out your figures before coming and stick to your budget. Try to decide on your criteria ı.e. number of beds, lively or quieter area, closeness of amenities and whether those amenities will be open all year round, in case you choose to come over out of season.If the house is on a complex, ask about the monthly complex charges. They can vary quite a bit depending on the facilities on offer/number of houses in the complex etc.

There are some very good deals around.

I have seen the Peach Grove houses (Peach Grove 2) and they look really nice - and spacious.

My personal opinion, based on my experience as a buyer, would be to have a good look around to make sure you get the property you want in the area that you want to be.

As Kalesallyanne said, you need to budget for around 7% on top of the purchase price for fees and commissions.

I also recommend Fahri Öner, if you want legal advice. We have a local newspaper here in Kuşadasi and he is our solicitor. Speaks superb English and has a friendly manner so he's very easy to talk to.

A good estate agent will check all the paperwork for you before you buy to make sure that all is as it should be regarding permissions, any unpaid bills against the property etc. They will also help you to obtain a tax number, open a bank account and will show you around the area so you can get your bearings.

Remember, you are under no obligation to buy! All of the good emlaks know that one satisfied and happy customer is worth more than gold in the long run, and they will not pressure you just to make a sale. If you feel under pressure - walk away. There are a lot of emlaks to choose from so pick one who feels right to you, or one that you have had good reports about from previous buyers.

While there are people who have had bad experiences, most buyers have come away happy and many have made lasting friendships with the agents they have bought through. Just be objective - and enjoy your time here!

i too would recommend turkey expert, very friendly and helpful. cem helped me out last night when my transfer to the airport failed to show, called his mobile he got someone to me within 15 mins and arrived at izmir with mins to spare.

Steve - noting your issue regarding the transfer service not turning up -Is the service you had booked one we need to avoid ?

hi jon, no it was a genuine mix up, prob as much my fault for not checking the day before. b.t.w, the pergoda was being built on your villa when i was there last week and had swim in the now filled pool it seems to be coming together nicely now.
