Hello again....... Just joined the forum and need some help.We are coming to Kusadasi on thursday. We have been in contact with some estate agency about buying a resale property. We have not looked at any resale property before so what sort of questions should we be asking. 1. If we see a place we like what should we do next. 2. Should we leave a deposit there and then to secure a property. 3. Should we get ower own solicator back home or will the estate agent do this in Turkey. 4.How long does it take. 5. Rough cost of buying a place from start to finish ect ect ect. We have seen a nice place in peach grove 1 that we are going to see I know some people on the site live on this complex can you teel me any more and were the best places are to buy in Kusadasi.I know we are asking a lot of questions but just think we could be your neigboures in a few weeks lets hope so as my wife and I are going mad with this. Hi Rob & Jill Glad to hear your looking to buy in lovely kusadasi,the area you are looking at is a good one .I have only heard reports on peach grove not actually seen them myself but have heard good things about them. Our advice is read the forum,take in as much info as you can. The advice on it is great.Unfortunately we have had a bad experience with buying over there( see our post on atahan). We certainly do not want others to go through our trauma so we personally would advise you to use your own solicitor.There are english speaking solicitors in kusadasi that come recomended on the forum so take a look. If you do read our story please do not panic, we know many people who own and you will read on the forum of many happy owners. Most agents are fine too. It's all a bit daunting we know but when you have your place in the sun it will all have been worth it. GOODLUCK allthe best alan & sharon.

Rob be as careful as you would in the UK remember that estate agents are the same the world over (they all need the sale to earn their commission) Dont rush in - there lots for sale and the one you like is competing with them all so be sure its what you want best of luck - we enjoyed the experience even though there were some tense moments Thurstan

One word of caution about registration of emlaks, last week when in an emlaks office,(they are not registered) he was offered a copy of another agents registration, all he had to do was change name of business. All registrations i think have a picture of the person registered if they have completed the right course, could the emlaks on this site comfirme this as it would be a good way of being sure you are dealing with the right person
Yes the KUSEMDER members certificate does have a photograph of the person who owns the Emlak and also their name. Jesus, I didnt know there were forgeries on the black market! I too bought in May with Christine Cem and Deniz from Turkey Expert. I would highly recommend them. I can't wait to return to Kus in August and stay in my own villa!
Some thoughts for you. The season has been very slow to take off this year for a variety of reasons,(have a look at some of the threads) and there are a lot of properties for sale, but not as many buyers as usual, so take your time.It is definitely a buyers market. Work out your figures before coming and stick to your budget. Try to decide on your criteria ı.e. number of beds, lively or quieter area, closeness of amenities and whether those amenities will be open all year round, in case you choose to come over out of season.If the house is on a complex, ask about the monthly complex charges. They can vary quite a bit depending on the facilities on offer/number of houses in the complex etc. There are some very good deals around. I have seen the Peach Grove houses (Peach Grove 2) and they look really nice - and spacious. My personal opinion, based on my experience as a buyer, would be to have a good look around to make sure you get the property you want in the area that you want to be. As Kalesallyanne said, you need to budget for around 7% on top of the purchase price for fees and commissions. I also recommend Fahri Öner, if you want legal advice. We have a local newspaper here in Kuşadasi and he is our solicitor. Speaks superb English and has a friendly manner so he's very easy to talk to. A good estate agent will check all the paperwork for you before you buy to make sure that all is as it should be regarding permissions, any unpaid bills against the property etc. They will also help you to obtain a tax number, open a bank account and will show you around the area so you can get your bearings. Remember, you are under no obligation to buy! All of the good emlaks know that one satisfied and happy customer is worth more than gold in the long run, and they will not pressure you just to make a sale. If you feel under pressure - walk away. There are a lot of emlaks to choose from so pick one who feels right to you, or one that you have had good reports about from previous buyers. While there are people who have had bad experiences, most buyers have come away happy and many have made lasting friendships with the agents they have bought through. Just be objective - and enjoy your time here! I hope that helps a bit. Karen

i too would recommend turkey expert, very friendly and helpful. cem helped me out last night when my transfer to the airport failed to show, called his mobile he got someone to me within 15 mins and arrived at izmir with mins to spare.

hi jon, no it was a genuine mix up, prob as much my fault for not checking the day before. b.t.w, the pergoda was being built on your villa when i was there last week and had swim in the now filled pool it seems to be coming together nicely now.
